1. Are You Licensed and Insured in Texas?
This is non-negotiable — and yet plenty of homeowners skip this question because they assume every builder is licensed. In Texas, general contractors don't need a state-level contractor's license (unlike many other states), which means practically anyone can call themselves a builder. That should make you more careful, not less.
What you want to verify:
- General liability insurance — protects you if something goes wrong on the job site
- Workers' compensation insurance — covers workers who are injured during construction
- Builder's risk insurance — covers the structure during the build process
Ask for certificates of insurance and verify them directly with the carrier. A legitimate builder will hand these over without hesitation.
2. How Long Have You Been Building in This Area?
Experience matters — but local experience matters more. A builder who's been working in Central Texas for years understands the soil conditions (hello, expansive clay), the local permitting processes, the reliable subcontractors, and the weather patterns that affect construction schedules.
Someone who just moved their operation from out of state might be a fine builder, but they'll learn those lessons on your dime.
3. Can I See Completed Projects — Not Just Renderings?
Any builder can show you a 3D rendering of what a house could look like. What you want to see is what they've actually built. Ask for addresses of completed homes you can drive by. Better yet, ask if any past clients would be willing to let you walk through their home or talk to you about their experience.
Photos are good. Finished homes you can visit are better. Conversations with previous clients are best.
4. Who Will Be My Day-to-Day Contact During the Build?
This question reveals a lot about how a builder operates. At some companies, you'll talk to a salesperson during the buying phase, then get handed off to a project manager you've never met, who oversees your job along with a dozen others.
There's nothing inherently wrong with larger operations — but you should know upfront who you'll actually be communicating with. Will you have that person's direct phone number? Can you call or text them with questions? How often will they update you on progress?
The best building experiences happen when there's a single point of accountability — someone who knows your project inside and out and is reachable when you need them.
5. How Do You Handle Your Estimates?
The estimate is where trust either gets built or broken. Ask specifically:
- Is the estimate itemized? You should see line items for every major category — foundation, framing, electrical, plumbing, HVAC, finishes, etc. A single lump-sum number is a red flag.
- What's included and what's excluded? Landscaping? Driveway? Appliances? Window treatments? Permit fees? Make sure you understand what's in the number and what's not.
- How do you handle allowances? Some builders use low allowances for selections (lighting, fixtures, tile) to make the total look lower. Then you go to choose your selections and everything is over the allowance. Ask what happens when selections exceed the allowance amount.
A transparent estimate is one of the clearest signs that you're working with an honest builder.
6. What's Your Process for Change Orders?
Change orders are a normal part of building — you might decide to upgrade a countertop, add a window, or change a floor plan detail mid-build. The question isn't whether changes will happen, but how your builder handles them.
Ask:
- Will I receive written change orders with pricing before work begins?
- Is there a markup on change orders?
- How quickly can you price a change so we can make a decision?
Builders who are vague about change orders are often the ones who send you surprise bills at the end. You want a process that's documented, clear, and agreed upon before any changes are made.
7. What Subcontractors Do You Use, and How Long Have You Worked With Them?
No builder does everything in-house. Electricians, plumbers, HVAC techs, roofers, and concrete crews are typically subcontracted. The quality of your home depends heavily on the quality of those subs.
Ask your builder:
- Do you use the same subcontractors consistently?
- How long have you worked with them?
- Are all subcontractors licensed and insured?
A builder with long-standing relationships with skilled, reliable subs is going to deliver better work than someone hiring the cheapest crew available for each trade. In Central Texas, the best subs are busy — and they choose to work with builders they respect.
8. What Does Your Warranty Cover?
Texas doesn't have a statutory warranty requirement for new home construction, which means warranty coverage varies from builder to builder. Some offer a one-year workmanship warranty and leave it at that. Others provide multi-year structural warranties.

- What's covered under your warranty, and for how long?
- How do I submit a warranty claim?
- What's the typical turnaround for warranty repairs?
A builder who stands behind their work will have a clear, written warranty policy and won't dodge the question.
9. What's a Realistic Timeline for My Project?
Underpromising and overdelivering is a sign of integrity. A builder who says they can build your 3,000 sq ft custom home in four months is either cutting corners or setting you up for disappointment.
Realistic timelines for custom homes in Central Texas:
- 1,500–2,000 sq ft: 6–9 months
- 2,000–3,000 sq ft: 8–12 months
- 3,000+ sq ft: 10–14+ months
These ranges account for normal weather delays, material lead times, and inspection scheduling. Ask how your builder communicates schedule updates and what happens if they fall behind.
10. Can You Walk Me Through a Recent Project From Start to Finish?
This open-ended question is one of the most revealing you can ask. A good builder will walk you through the entire process with confidence — from the initial consultation through design, permitting, construction milestones, and final walkthrough. They'll mention the challenges they ran into and how they solved them.
If a builder can't clearly explain their own process, that's a concern. If they gloss over the hard parts, that's an even bigger one. You want a builder who's done this enough times to speak about it in detail — and who's honest enough to acknowledge that not everything goes perfectly every time.
Bonus: Trust Your Gut (But Verify Everything)
After you've asked these questions, you'll have a solid foundation for comparing builders. But don't ignore your instincts. Did the builder listen to your concerns, or talk over you? Did they answer questions directly, or dodge and deflect? Were they on time for the meeting?
The way a builder treats you during the sales process is usually the best they'll treat you. If communication feels off now, it won't get better once construction starts.
That said, gut feelings should be backed up with verification. Check references. Look up the builder with the Better Business Bureau and the Texas Secretary of State. Search for reviews on Google, Facebook, and Houzz. If everything checks out, you're probably in good hands.
